TOKYO LIFE PLAN IN NEW CENTURY

design competition for residential unit within a condominium project




BACKGROUND 

Our company has been dealing with numerous number of condominium projects. As a developer, our responsibility covers not only project planning but architecutual/enginering design and construction management. Although we don't feel turning into 21st century itself would not represent any immediate changes in meaning of architectural design and residential planning, we have being made aware strongly of moving into new era in our profession.
Earth ecology, relationship of architectural environment and living style, rapid growth in technology development and its application to our living places, increase in variation for relationship of family form and living place, ageing society, increasing responsibility in women's role outside of family and its effect on living place, internationalization, living style change in environment of globalization, and etc. etc... Ideal residential unit plans in this new century for us shall reflect these progression and, at the same time, being based upon understanding a Japanese traditional living style. 



THEME

"TOKYO LIFE PLAN" in new century 



BASIC REQUIREMENTS

PLANNING FORMAT 
-Make one selection of structural grid from the attached,and provide us your ideal plan.
-There must be only two floor plan types in submission including one floor plan for 100 sq.mt. and the other for 80 sq.mt residential units.
-Designing of a corridor and a stair shall not be concerned in this submission. We are looking for interior floor plans for ideal living style within the selected structural grid.
-An image for type of family structure (i.e. a single, married, number of family member) is not being fixed and shall be up-to an applicant's choice.
-Although we are looking for creative idea as possible, plans must also be realistic since the first-awarded submission being planned to be used immediately as our actual projects. 

REQUIRED INFORMATION 
-Design Concept, Floor Plans, Sections, Interior Elevations, Perspectives, Photo of Scale Models, and etc. shall be freely mixed for the best describing each idea.
-All information must be presented within two sheet of A2-size (420 x 594mm) papers. -Finish type of presentation is not being fixed. Rigid panels and boards, however, shall not be accepted. 

OTHER IMPORTANT MATTERS 
-A only language used in this competition shall be English.
-A personal (or corporate) name of an applicant shall not be identified on drawings.
-Submission shall be limited to an unpublished project only.
-Although one person may submit more than one submission, each submission must be submitted separately. (Each submission will be judged separately as totally different submission.) 



SUBMISSION

APPLICANT ELIGIBILITY 
-Limited to Italian nationality either an individual or a corporate. 
-The persons belonging to any organization, which jurors are associated with this competition, may not apply in the competition.
-No other particular qualification is required. 

METHOD OF SUBMISSION 
-Four mixed letters and/or numbers shall be written on back of each drawing as an identification code.
Within a separate envelop, a personal (a corporate) name of submission with age (in case of individual), address, telephone/fax number, and E-mail address shall be identified. This envelop must be ceiled, and the identification code shall be clearly written on a face of envelop. 
-A submission and an envelop shall be packaged together and mailed to a competition-office.

-Copyright of a submission shall be held by each applicant.
-Yamada Corp. reserves right to use any submissions without any fee to an applicant for their needs including a publication of this competition as well as any future requirements concerning this competition. 



AWARD

AWARD PRIZE AND ANNOUNCEMENT 
First Award (One Submission) Euro 3,000 
Second Award (Three Submissions) Euro 1,500 (per each submission) 
Merit Award (Five Submissions) Euro 500 (per each submission) 



ANNOUNCEMENT 
A person(or a corporate) with awarded submission will be contacted directly as well as stated in our internet home page. 



SCHEDULE 
-Last day for accepting submission: JULY 31, 2002 
(a post-marked date of JULY 31,2002 shall be acceptable) 
-Jury date: Scheduled to be at the begining of September. 
-Award Announcement: Scheduled to be at the mid-September. 



QUESTIONS AND ANSWERS 
-Any questions shall not be accepted. All decisions by an applicant shall be made within the frame work of this competition guide. 



ABOUT FIRST AWARDED SUBMISSION 
-We are planning to realize the first-awarded submission as our actual project in Japan. A designer of the first award shall be invited to our Tokyo head office for corroboration with our team. Design adjustment as according to Japanese regulations and construction cost shall be expected on this visit.
-Approx. one week of Japan-visit is expected for this work.
-Visiting cost including transportation, accommodation, and consulting fee during this visit shall be basically responsible of Yamada Corporation. Any details, however, shall be discussed and decided prior to actual visit between the both parties.

-Award selecting process will be a closed-jury, and any questions to jury result shall not be accepted.
-A submission shall not be returned to an applicant.
-Producing a booklet form of documentation with submissions for this competition has been planned. In case an applicant wishes to mention personal (or corporate) name in this booklet, make sure to state your wish in the above mentioned envelop.
