Competition For The Design Of A Residential Complex In Moscow

LOCATION
The design concerns a residential complex in a housing area that has
been constructed in the mid 1960s. It is surrounded by 5-storey apartment
building of the first generation of industrialized prefab housing
blocks. These buildings are to be demolished in about 10 to 15 years,
but for now still dictate the building envelope for the new complex.
The complex should consists of two towers of 18-26 floors with a floor
area of 550-800 sqm, connected by a block of 3 floors height. Dimensions
of the building should not exceed the limits indicated on the drawing.
PROGRAM
The apartments should have the following sizes:
2-room flats 70-85 sqm 20-30 %
3-room flats 100-115 sqm 35-45 %
4 room flats 130-150 sqm 25-35 %
penthouses 110-180 sqm 5 %
It should be possible to combine smaller flats in order to make large
apartments of 180-210 sqm.
Floor-to-ceiling heights in the apartments should be 3.30m, in the
penthouses 3.30-6.00 m., in the lobby 4,20 m
Contemporary design solutions are welcomed in the design of the apartments.
Glazed facades, bay windows, bathrooms with natural light, glazed
loggias (minimum 7,5 sqm) and fireplaces (not in 2-room apartments).
The penthouses could also feature roof lights, voids, or winter gardens.
On the first floors the complex should include a large lobby and public
functions such as a beauty salon and a health centre. Parking facilities
are located in two to three underground floors.
The building should comply with the current norms concerning hygiene,
environment and fire safety rules, including accessibility for invalids.
The client expects a design that is rational and contemporary in both
its architecture and its layout. The complex should be architecturally
and commercially appealing, whereas building costs should be reasonable.
MATERIALS
TO BE PRESENTED
Drawings:
- First floor plan (lobby, entry) typical floor plans and top floor
plan (penthouses) with indication of the main dimensions and floor
areas of the spaces. Scale 1:100 or 1:200
- Schemes indicating the distribution of apartments of various sizes
in the building.
- Elevations 1:100 or 1:200
- Axonometric and perspectives
An explanatory note (maximum10 pages) in English or Russian.
Drawings and explanatory note should be presented on two or four light
foam boards of 100x140 cm (oblong).
A letter in a blank envelope giving an indication of the design costs
in USD per square meter, signed by the participant.
A letter in a blank envelope containing the name, address, and banking
requisites of the participant, signed by the participant.
For the purpose of preserving the anonymity of the authors, on the
upper right corner of each presentation board and each envelope there
shall be printed a code to be chosen by the participant consisting
of 6 digits (heighth: 10 mm).
PARTICIPANTS
Participation is open to all licensed architects and teams of architects
with other specialists in the field of residential design. Architects
without a license and students of architecture can also participate,
however will not be able to get involved in further design works on
the project.
PRIZES
The jury will select three prize-winning projects and three runners-up.
First prize 5000 USD
Second prize 3000 USD
Third prize 1500 USD
Prizes will be paid within 15 banking days after the announcement
of the competition result.
IMPLEMENTATION
The organizer will invite the designers of the three prize-winning
projects as well as the three runners-up of its own choice to present
portfolios of other works, after which it will appoint one as the
designer to be involved in the further design of the complex. In the
event that the project chosen for realisation is found to be not in
compliance with the current building norms and standards of the Russian
Federation, then the author is obliged to adapt the project in order
to comply with these norms and standards. If a foreign architect without
a Russian license is chosen, then further design works can be commissioned
on the condition that the author will cooperate with a Russian architectural
firm holding the appropriate licence.

Registration is open from November 1, 2002 to January 15, 2003.

Project
will be reviewed and discussed from January 21 to January 24. On January
27 the jury will select the prize-winning projects and announce the
results.
JURY
The jury includes representatives of the organizer, leading specialists
of the Moscow architecture and planning authorities, architects and
architectural critics. The names of the members of the jury will be
announced on December 20, 2002.
